Support the building team during the pre-construction and construction phases of a residential high-rise tower in downtown Los Angeles. Provide comprehensive, floor-by-floor construction drawing review months ahead of the building team’s physical schedule. Introduce time-saving protocols and reduce waste.
Rapidly audit, revise and complete the existing construction model provided by Matt’s in-house virtual building team. Model building elements including mat foundations, subterranean parking levels, residential floors and 20 unique unit floor plans, all based on construction documents undergoing quality control revisions by the architect.
By building the virtual model months ahead of the construction schedule, ANT was able to provide the contractor a panoramic window into the finished project as well as a critical tool in coordinating the 2D and 3D sub-contractor models. The ANT model made possible the creation of contractor-centric documentation tools such as enlarged all-trades, quadrant plans and coordination issue sheets. The functionalism of these tools was integrated into future projects creating improved workflows and enhancing even further the benefits of BIM technology.
While constructing the virtual model, ANT identified incomplete and conflicting portions of the design drawings which directly led to over 40 contractor-issued RFIs. More importantly, ANT prevented the issuance of RFIs by alerting the design & construction teams of horizon issues through informal communication. In one instance, a comparison between the rebar sub-contractors 2D drawings and the ANT model prevented the incorrect placement of foundation rebar for the 30-story hammerhead crane. In another instance, ANT identified critical discrepancies within the structural and architectural shear wall drawings. These issues were then shared with all parties, discussed and resolved to the contractor’s satisfaction. Change orders and their associated frustrations to all team members were reduced.
